Designing the Perfect Floor Plan: What to Consider

When designing a floor plan for your new home there are several factors to consider such as shape & size of house, number of rooms & open/segmented floor plans.

Designing the Perfect Floor Plan: What to Consider

When you build a new home, you want it to reflect the way you live. You want your new home to be easy, comfortable, and convenient for doing the things you enjoy. That's why it's important to consider several factors when designing a floor plan. These include the shape of the house, the size of the house (square feet), the number of rooms in the house, and whether an open or segmented floor plan would be the best option.

The type of cooking you do can influence the type of appliances you want. The way you use your home for entertainment can influence the way the space in your home is configured. For instance, if you like casual entertainment (with people hanging out in the kitchen and dining room), you might want to choose a very open floor plan. If you prefer quiet dinners with intimate conversations, you can choose a plan that has a closed and separate dining room (like our Baldwin model).

It's important to choose a plan that fits your lifestyle instead of trying to change your lifestyle to fit a particular plan. Don't underestimate your need for space either. It's a common experience for people to move to a new house and think that they'll never run out of space, only to discover, just a few years later, that they feel crowded. That can happen if your family grows (you may have more children, or your current children may have grown up and want to have their own space).

You may find yourself caring for an older parent. When designing a floor plan, consider whether each space is suitable for its function and whether there is enough natural light. Measure the width, length and height of the rooms in which you currently live and compare the dimensions of the rooms listed on the floor plan you have selected. For us, personally, the outdoors should be spacious for sitting or dining. Ideally, the master bathroom should be located in the center of the rooms.

Ideally, our preferred minimum bedroom size should be 3 x 3 m, with built-in dressing gowns or dressing rooms. Be sure to check if the closets, cabinets and pantry are large enough, are placed where they should be and adapt to what will actually be stored in them. The location of walls is one of the most important organizing factors in a drawing. The overall dimensions of the building are established by the location of the outer walls. The sizes of internal rooms and other spaces are determined by the location of interior walls. Finally, as part of a complete set of drawings, the floor plan will include a title block containing information about the title of the sheet, a reference number, scale and orientation, date of creation of drawing, as well as dates and descriptions of any revisions, and names of consultants who were involved in design of project.

While architectural and structural floor plans usually include this information, architectural plans also show information about finishes of structural elements and information on fire protection when necessary. Designing a floor plan is not just about design but several factors must be considered as every square inch of space must complement your needs and personality. Considering your lifestyle when looking at floor plans will help you choose a design that works when your children are teenagers, not just toddlers. Custom home construction is all about finding creative ways to design perfect space but don't let details overshadow practicality. Before achieving all that and more, fundamental step is to design floor plan which serves as basis of every home. They are starting point for understanding design intention of house or other building structure.
